The brief

The problem to solve

Running a residential community’s services across separate channels was fragmented and inefficient — leading to confusion, booking mix-ups and frustrated residents. Marquis Living needed one platform to handle bookings, payments and communication.

Built forResidentsReception & managementService providers

Objectives

  1. Make booking any community service simple
  2. One system for bookings, payments and resident information
  3. Better communication between residents and management
  4. A more efficient community — and happier residents
What we built

One platform, two sides

Residents use the app; management runs everything from the web portal. Both share the same live data.

How it works

Booking an amenity, end to end

The flow residents use most — built so a booking takes a few taps and management sees it straight away.

STEP 01

Choose an amenity

Cinema, amphitheatre, gym class, social hall or workspace.

STEP 02

Pick a time

Availability updates in real time, which cuts double bookings.

STEP 03

Pay or book free

Paid bookings check out through Flutterwave; free ones skip checkout.

STEP 04

Get your pass

The confirmation — or the social hall’s access code — arrives in the app.

STEP 05

Management sees it live

The booking appears in the portal straight away, ready to manage.

Architecture

How the system fits together

The app and the portal share one API and one database, so residents and management always see the same data.

Challenges

Challenges, solved

01

Secure payments

ChallengeResidents pay for bookings inside the app, so payments had to be secure and dependable.

How we solved itWe implemented secure payment processing with the Flutterwave API.

02

Real-time availability

ChallengeEvery resident had to see the same, current availability — or slots would be double-booked.

How we solved itWe used WebSockets to push availability and booking updates to every device as they change.

03

Many stakeholders

ChallengeResidents, reception, management and service providers all needed different things from one system.

How we solved itWe gathered and prioritised requirements with each group, and set shared designs and guidelines in Figma.

If we built it today

Platforms like Marquis Living can now do far more for the people who use them. These are the upgrades we’d add today, using the AI and automation we build for clients.

Standard now

What’s changed — and how we use it

  • AI resident assistant

Residents book amenities, raise requests and get answers by chat or WhatsApp — any time of day.

  • Smart ticket triage

AI reads each request, sets its category and urgency, and routes it to the right provider.

  • Digital access passes

QR passes for guests and bookings, checked at the door and logged automatically.

  • Demand forecasting

Usage data shows the busy times, so management can plan slots, staff and maintenance.

  • Automated reminders

Service-charge, booking and maintenance reminders sent at the right moment.

  • Ask your data

Plain-English answers to questions like “how full was the cinema last month?”
